About the project
Completed in May 2024, the Oscar Innovation Centre (OIC) in Medway, Kent, is a pioneering commercial project that demonstrates how clay brick can drive sustainability, innovation, and positive community impact. Built on a regenerated former cement works, the OIC is wholly clad in Wienerberger clay brick, supplied by a BDA member, and sets new standards for low-carbon design, construction, and operation.
Design: Sustainability at the core
From the outset, the OIC’s design was shaped by a vision for a timeless, employee-focused environment that would rejuvenate a former cement works and serve the community. The design team, led by Urban & Rural, selected clay brick for its durability, heritage value, and environmental performance. Approximately 55% of the building envelope is clay brick, forming both the exterior façade and internal feature walls. The use of Wienerberger’s Retro Barstock bricks, with their aged, textured appearance, delivers authenticity while referencing the site’s industrial past.
Clay brick was used in a highly considered, technically innovative way.
Precision-cut specials and bespoke brick-clad lintels enabled detailed architectural features, including pronounced piers and heritage-style windows.
Bricks were cut off-site and applied to structural elements to maintain a consistent appearance inside and out, allowing for exposed internal brick walls within a modern, insulated structure, supporting both aesthetics and performance.
Final decisions on brick bond, mortar colour, and joint style were made on-site using sample panels, ensuring quality and accuracy. The project’s brickwork was central to achieving its ‘Green Plaque’ sustainability certification.
Responsible construction
Sustainability and low-carbon principles guided every stage of construction. Only ISO 14001-certified contractors were invited to tender, ensuring environmental best practice throughout. Eco-friendly materials and methods were prioritised, and the project team doubled the planned solar panel installation to maximise renewable energy generation. The robust, non-toxic, and low-maintenance nature of clay brick supports the building’s long-term sustainability and resilience.
Operation: Net Zero and beyond
The OIC is one of the UK’s most energy-efficient commercial buildings, achieving an A+ EPC rating and ‘net zero CO₂ emissions’ status—placing it in the top 0.35% nationally. The building is powered by 164m² of roof-mounted PV panels, enabling operations to run entirely on renewable energy during summer months. The high thermal mass of clay brick helps regulate indoor temperatures, reducing reliance on mechanical heating and cooling and further lowering operational carbon. Acoustic finishes made from recycled materials enhance comfort and productivity, while exposed brickwork contributes to a calm, healthy environment.
Community and environmental impact
The OIC has transformed an old cement work site into a vibrant commercial hub, supporting local employment and business growth. Surplus business units are leased to local enterprises, while the building hosts training and community events. Biodiversity was prioritised in landscaping, and amenities like bike storage promote sustainable commuting. The project’s sustainable design and operation have been recognised with the prestigious Green Plaque award and have set a replicable benchmark for the sector.
