About the project
Parsons Mews demonstrates how carefully considered brick specification can elevate affordable housing design, with Ibstock’s Rosa Blanca brick playing a defining role in shaping the identity and character of the development. Situated on the Mossford Court estate in the London Borough of Redbridge, the attractive tree-lined mews comprises six terraced courtyard homes that combine strong architectural form with a warm and distinctive material palette.
Designed by Peter Barber Architects and delivered by Etec Group, the scheme provides much-needed social housing on a previously vacant urban site. The development consists of five single-storey two-bedroom homes alongside one prominent two-storey three-bedroom property, arranged to create an intimate and highly legible residential setting.
Central to the success of the scheme is the use of Rosa Blanca brick, whose heavily textured red multi-tonal appearance brings richness, depth and visual variety to the façades. The brickwork gives the development a robust yet welcoming character, helping soften the density of the terraced arrangement while reinforcing the rhythm and individuality of each home. Variations in texture and tone create shadow and movement across the elevations, enhancing the sculptural qualities of the architecture and ensuring the scheme feels both contemporary and rooted within its surrounding context.
The northernmost property, distinguished by its turret rising to two storeys, acts as a striking landmark at the entrance to the development. Here, the expressive quality of the brickwork becomes particularly important, helping define the building’s civic presence and contributing to the strong sense of arrival into Parsons Mews.
Each home has been designed with its own front door opening directly onto the street, removing the need for shared internal corridors and creating a more personal relationship between residents and the public realm. Enclosed private courtyards are framed by the same cohesive brick palette, ensuring continuity throughout the scheme while enhancing privacy, durability and long-term maintenance performance.
Beyond its architectural contribution, the brick specification also supports the project’s sustainability ambitions. The homes incorporate high-efficiency condensing boilers, 100% low-energy lighting and decentralised mechanical extract ventilation (dMEV) systems, helping reduce carbon emissions compared with baseline levels. The durability and longevity of the brick façades further contribute to the scheme’s long-term environmental performance.
Parsons Mews is a strong example of how brick can be used not simply as a cladding material, but as a key architectural device that defines place, enhances identity and supports the delivery of high-quality contemporary housing. Through the confident use of Ibstock Rosa Blanca brick, the development achieves a distinctive and enduring character within a compact urban footprint.
