About the project

The Altham is an innovative co-living development comprising 321 residential apartments in Walthamstow, north-east London. Located on a prominent corner opposite Blackhorse Road station, the scheme transforms a previously underused site, formerly occupied by a vacant pub and music venue, into a new residential and cultural destination that contributes positively to the wider regeneration of Blackhorse Lane.

Alongside the apartments, the development provides a generous range of shared amenities designed to support contemporary urban living, including co-working areas, lounges, dining spaces and a screening room. At ground and lower-ground levels, the scheme also incorporates a Creative Enterprise Zone unit, a public bar and café, and a purpose-built music and comedy venue, ensuring the site remains active and connected to the local community throughout the day and into the evening.

A key aspect of the architectural strategy is the building’s careful response to its context. Positioned at the junction of Blackhorse Lane and Forest Road, the design mediates between the established low-rise residential streets to the east and the taller, more recent developments associated with the Blackhorse Lane masterplan to the west, helping to stitch together two contrasting urban conditions.

This is achieved through carefully articulated stepped massing, which rises in terraces to create a gradual transition in scale across the site. The tiered form gives many levels direct access to outdoor space and forms a south-facing landscaped courtyard at the heart of the scheme, bringing daylight deep into the development while encouraging social interaction and providing valuable shared amenity space for residents.

Clay brick plays a central role in the success of the project, both architecturally and technically. It was selected to give the building a strong and distinctive identity, while also providing the richness, texture and permanence appropriate to this prominent urban corner. The principal brick, Wienerberger Bellbrook, was chosen for its tonal variation and textured finish, which bring depth and visual warmth to the facades. Projecting header details create subtle shadow lines and rhythm across the elevations, enriching the facade with texture and visual interest while contributing to a crafted, high-quality appearance. These details allow the brickwork to animate the building at different times of day, giving the elevations depth and changing character in varying light conditions.

At street level, the brickwork, the Ibstock Arden Gery, works in tandem with the colonnade that wraps the base of the building, helping to define a robust and welcoming public frontage. This treatment extends the public realm, improving the pedestrian experience and gives the development a civic presence that responds appropriately to its location opposite the station and within the neighbourhood.

The brickwork strategy was developed to be practical, economical and efficient to construct. The facade achieves a strong visual identity through careful setting out, banding and variation in surface relief rather than relying on overly complex special components minimising waste, allowing efficient construction and fire performance requirements. The result is a facade that is expressive and highly crafted in appearance yet grounded in a rational construction approach suited to a large-scale residential development.
